Over and over again, Nashville is listed on a “best place to live and work” list. This time it is Chief Executive Magazine. They have named Tennessee as #3 on their list of “best places to do business”.
This rating is based on tax policies, quality of life, infrastructure, etc. Tennessee is absolutely a wonderful place to live….and Nashville Real Estate is the best!

When the rains came down, what did Nashvillians do? They rolled up their sleeves and went to work. It’s nothing short of amazing!
It’s so refreshing to see such a spirit of working together. There wasn’t much media coverage to let people know that we needed help…but that didn’t stop the people of Tennessee.
They brought their boats and worked through many, many hours to rescue their neighbors from the floodwaters. They brought food and supplies….and many are helping with the cleanup. And what about the country music artists? They immediately started radiothons and telethons to raise money to take care of the victims. Many personally donated hundreds of thousands of dollars to the effort.
What a great place to live! I didn’t hear about any looting or shootings for food. I didn’t hear about any riots. When all the world seems crazy, it’s so nice to see people helping their neighbors during this time of extreme testing.
I want to say thanks to all the wonderful people in this community. And it’s not just Nashville! So many other communities were deeply affected – but it was the same story there as well. Help was there when it was needed most.
I’m grateful to have such an awesome place to live.

Naomi Judd's buffalo are running loose in Franklin!
The flooding is totally unreal! Interstates are closed, roads are impassable, shopping center parking lots look like white water rapids, people are catching fish in the middle of Gallatin Road … and only in Nashville, Naomi Judd’s fencing came down because of all the floodwater, and now her buffalo are running loose in Franklin.
A church building was floating down I-24. No one could ever have imagined such a flood as this. The Cumberland River is in danger of overflowing onto First Avenue at Riverfront Park. The Harpeth River flooding has caused much damage in Franklin, and Antioch has really been hit hard with this water. Even Centennial hospital’s entire first floor is under water…and they’re pumping water out of the Vanderbilt Children’s hospital basement.
Let’s all be careful and not drive anywhere unless we absolutely have to.

It’s true! I saw a local news report this week about homes in Nashville Real Estate being built on top of sinkholes. This is scary when you understand that neither builders nor developers are required by law to disclose this information to homebuyers.
This just isn’t right! Sometimes the worst possible mistakes are made when you don’t know the right questions to ask. Well, I’m going to do my best to solve this particular problem. Every home inspection that I’m involved with from now on will have a sinkhole investigation as part of it. My job is to protect my clients to the best of my ability. Do you know that in 30 years of being a Realtor, I’ve never once heard anything about checking for sinkholes. It just isn’t talked about!
It’s easy to determine where the sinkholes are just by checking the topo maps for Middle Tennessee. It’s crazy to ignore this…because even though it’s highly unlikely that your home has been built in one of these areas…it would be truly devastating if it happens to you.
Let’s don’t let this happen! Check it…don’t sweat it!

Tennessee students will greatly benefit from this grant.
Tennessee has just received a large grant from the U.S. Government…a whopping $500 Million from the “Race to the Top” program.
Apparently most of the money will be used for professional development for teachers and investments in science, technology, engineering and math programs.
At least half the money must be distributed to Tennessee’s local schools…and every county will see some portion of these funds. It cannot be spent on existing budget problems…but instead must be used for new projects.
Let’s look forward to this grant helping more Nashville residents to obtain a degree, which will result in higher wages.

A new Home in Tennessee! Want one? April 30 is quickly approaching! Don’t miss the $8,000 tax credit for 1st time homebuyers. Even people who are not first time homebuyers can receive a $6,500 credit when they purchase a new home in Tennessee.
There are a few rules…and as always, discuss your plans with a mortgage broker or your tax advisor. But it’s fairly simple:
Your home MUST BE under contract by April 30 to receive the credit.
You will receive 10% of the purchase price – with a maximum of $8,000.
You don’t have to pay it back as long as you live in the home for 36 months.
You can use the credit on either your 2009 or 2010 tax returns.
This is a true tax credit – not merely a deduction. If you have plans for a new home in Tennessee – it’s time to get off the fence. It’s almost too late.

TN Real Estatecould be affected by by flooding if the Wolf Creek Dam fails.
In fact, downtown Nashville could be underwater for up to two weeks.
Work has been suspended for 4-6 weeks due to monitoring sensors picking up movement near the dam’s foundation. The movement is near the location where grout is being injected underwater. They are analyzing the Wolf Creek Dam stability at this point.
The movement is in a critical area where the earthen embankment meets the concrete dam. The U.S. Army Corps of Engineers will continue work on the non-critical areas of the repair.
Wolf Creek Dam holds back water from flowing down the Cumberland River to Nashville, and a break would surely affect specific TN Real Estate in a big way. Actually, there are 3 other dams between Lake Cumberland and Clarksville….but some flooding would surely cause a problem if the dam breaks! Dam!

Forbes Magazine has just named Williamson County TN as one of the nation’s richest counties. With a median income of $88,316…it is named #17 on the list. Actually, 21% of Williamson County’s residents have an income of over $150,000.
I have to say that Franklin is one of my favorite communities. The shopping on the “Square” is very unique….and it’s easy to spend a whole day just looking through the shops.

Whether you like small town shopping or going to the awesome Cool Springs Galleria…you’ll find it all in Williamson County TN.
And don’t forget all the history. Did you know that before the Civil War, this county was one of the richest. The Civil War just about destroyed it….but once again, it is still one of the best places to live in America. Be sure to visit the historic Carnton Plantation.
